Fire detection, alarm, and extinguishing systems, mechanical smoke exhaust systems, and smoke and heat vents shall be maintained in an operative condition at all times, and shall be replaced or repaired where defective. Nonrequired fire protection systems and equipment shall be inspected,tested and maintained or removed. *The housing on the outside water-flow notification device is cracked with pieces missing. *Corrective action, maintain fire alarm systems as they were originally installed, contact your licensed fire alarm contractor and have them repair/replace the outside water-flow notification. Ref#, CODE Violation &Location Corrected 2 2015 IFC Fire Protection Systems Section 901 General 901.4.6 Pump riser room size.Where provided,fire pump and automatic sprinkler system riser rooms shall be designed with adequate space for all equipment necessary for the installation, as defined by the manufacturer,with sufficient working space around the stationary equipment. Clearances around equipment to elements of permanent construction, including other installed equipment and appliances, shall be sufficient to allow inspection, service, repair or replacement without removing such elements of permanent construction or disabling the function of a required fire- resistance-rated assembly. Fire pump and automatic sprinkler system riser rooms shall be provided with a door(s)and an unobstructed passageway large enough to allow removal of the largest piece of equipment. *Path way through the closet for the sprinkler riser room was obstructed with general storage for building upkeep/materials. *Corrective action, maintain clear path/access to all fire alarm/sprinkler system at all times 3 2015 IFC Means of Egress Section 1008 Means of Egress Illumination 1008.2 Illumination required.The means of egress serving a room or space shall be illuminated at all times that the room or space is occupied. *Egress lights were found to be out when tested, lights included are in south building: light by room 204 , by room 303 and by room 302 on back stairs. In north building egress light by room 205 *Corrective action, repair/replace egress lights and test/service lights that were not able to be tested due to height. 4 2015 IFC Fire Service Features Section 509 Fire Protection and Utility Equipment Identification and Access 509.1 Identification. Fire protection equipment shall be identified in an approved manner. Rooms containing controls for air- conditioning systems, sprinkler risers and valves,or other fire detection, suppression or control elements shall be identified for the use of the fire department.Approved signs required to identify fire protection equipment and equipment location shall be constructed of durable materials, permanently installed and readily visible. *Fire alarm panel and fire sprinkler rooms were not clearly identified *Corrective action, properly label the fire alarm control panel (FACP)room and Sprinkler Riser room. 5 2015 IFC Building Services and Systems Section 605 Electrical Equipment,Wiring and Hazards 605.7 Appliances. Electrical appliances and fixtures shall be tested and listed in published reports of inspected electrical equipment by an approved agency and installed and maintained in accordance with all instructions included as part of such listing. *Outside exhaust vents for the dryers in the laundry room were unable to be identified upon inspection. Maintenance worker was unable to completely clean out the exhaust vents for general maintenance. *Corrective action, provide proof that exhaust vents to the outside of the building and proper cleaning of dryer vents.
