Storage shall be maintained 2 feet or more below the ceiling in nonsprinklered areas of buildings or not less than 18 inches below sprinkler head deflectors in sprinklered areas of buildings. *Maintain clearances described above throughout the entire building at all times. *Storage and maintenance closets were found to be stacked up to deflector head heights Ref# Code Violation &Location Corrected 2 2015 IFC Building Services and Systems Section 605 Electrical Equipment,Wiring and Hazards 605.4 Multiplug adapters. Multiplug adapters, such as cube adapters, unfused plug strips or any other device not complying with NFPA 70 shall be prohibited. 3 2015 IFC Building Services and Systems Section 605 Electrical Equipment,Wiring and Hazards 605.4.1 Power tap design. Relocatable power taps shall be directly connected to a permanently installed receptacle. *Daisy chained power taps were found in maintenance closet on 4th floor across from elevators 5 2015 IFC Fire and Smoke Protection Features Section 703 Fire-Resistance-Rated Construction 703.2.3 Door operation. Swinging fire doors shall close from the full-open position and latch automatically. The door closer shall exert enough force to close and latch the door from any partially open position. *Numerous doors were found to not fully close and latch properly *On 9-5-2018 doors 525,412,420,423, 324, 325, 307, 227 did not close and latch properly *Previously doors 501, 517, 524, 525,412, 327, 325, 303, 229, 224,222, 221 did not close and latch properly *Ensure that all doors close and latch properly 6 2015 IFC Fire Protection Systems Section 901 General 901.6 Inspection,testing and maintenance. Fire detection, alarm,and extinguishing systems, mechanical smoke exhaust systems, and smoke and heat vents shall be maintained in an operative condition at all times, and shall be replaced or repaired where defective. Fire protection systems shall be maintained in accordance with the original installation standards for that system. Required systems shall be extended, altered or augmented as necessary to maintain and continue protection where the building is altered, remodeled or added to.Alterations to fire protection systems shall be done in accordance with applicable standards. *Rooms were found to be under construction at the time of inspection, please ensure that all Fire and Life Safety Systems are being maintained as initially installed. *Rooms under construction include 505, 507, 510, 512, 515, 529,407 *On 9-5-2018 The 5th floor had multiple water leaks all over the entire floor. Ensure that water has not damaged any Fire or Life Safety Systems Ceiling tiles are missing from the main storage unit on the 1st floor. Ensure that all ceiling tiles are replaced where missing. 8 2015 IFC Means of Egress Section 1008 Means of Egress Illumination 1008.2 Illumination required. The means of egress serving a room or space shall be illuminated at all times that the room or space is occupied. *Egress lights were found to be out when tested. *Corrective action, repair or replace lights. Lights include egress light in stairway between 4th and 5th floor by room 528, in stairway between 2nd and 3rd floor by 305, egress light by 327 9 2015 IFC Means of Egress Section 1013 Exit Signs 1013.6.3 Power source. Exit signs shall be illuminated at all times. To ensure continued illumination for a duration of not less than 90 minutes in case of primary power loss, the sign illumination means shall be connected to an emergency power system provided from storage batteries, unit equipment or an on-site generator. The installation of the emergency power system shall be in accordance with Section 604. *Exit lights were found to be out when tested *Corrective action, repair or replace lights. Lights include: Exit light in stairway between 4th and 5th floor by room 528, Exit light by room 405, Exit light in stairwell of main lobby Comments: General housekeeping throughout the building needs improvement. Multiple rooms were found with trash that had not been emptied for some time. 5th floor ceiling leaks are destroying drywall.
