Combustible material shall not be stored in boiler rooms, mechanical rooms,electrical equipment rooms or in fire command centers. *Storage was found in most of the equipment rooms.The only items that are allowed to be stored in the equipment rooms are items directly related to the equipment, such as air filters for furnaces. *Corrective action, remove all storage from equipment rooms. Ref# CODE Violation &Location Corrected 2 2015 IFC Building Services and Systems Section 605 Electrical Equipment,Wiring and Hazards 605.6 Unapproved conditions. Open junction boxes and open- wiring splices shall be prohibited.Approved covers shall be provided for all switch and electrical outlet boxes. *An open junction box with wire splices was found in the Fire Pump/Riser room. *Corrective action, replace junction box cover plate. 3 2015 IFC Fire and Smoke Protection Features Section 703 Fire- Resistance-Rated Construction 703.1 Maintenance.The required fire-resistance rating of fire- resistance-rated construction, including but not limited to, walls, firestops, shaft enclosures, partitions,smoke barriers,floors,fire- resistive coatings and sprayed fire-resistant materials applied to structural members and fire-resistant joint systems, shall be maintained. Such elements shall be visually inspected by the owner annually and properly repaired, restored or replaced where damaged, altered, breached or penetrated. Records of inspections and repairs shall be maintained.Where concealed,such elements shall not be required to be visually inspected by the owner unless the concealed space is accessible by the removal or movement of a panel, access door, ceiling tile or similar movable entry to the space. Openings made therein for the passage of pipes, electrical conduit,wires,ducts,air transfer openings and holes made for any reason shall be protected with approved methods capable of resisting the passage of smoke and fire. Openings through fire- resistance-rated assemblies shall be protected by self-or automatic-closing doors of approved construction meeting the fire protection requirements for the assembly. *Sprinkler piping in the garage by Stairway B is penetrating a rated-fire-wall and is missing fire caulking around it *Corrective action,fire caulk around sprinkler piping penetration in wall *In the Utility Closet on 3rd floor by the elevator there is a gas line that is not in use that is penetrating the ceiling in this area. *Corrective action, cap the gas line. 4 2015 IFC Fire and Smoke Protection Features Section 703 Fire- Resistance-Rated Construction 703.2.3 Door operation. Swinging fire doors shall close from the full-open position and latch automatically.The door closer shall exert enough force to close and latch the door from any partially open position. *Fire rated doors were found to not fully close and latch upon testing *Doors include;4th floor elevator fire door, stairway door on 1st floor by room 118, Men's restroom door by 108 *Corrective action, adjust doors so that they are able to fully close and latch from any open position. CODE Violation &Location Corrected Ref# 5 2015 IFC Fire Protection Systems Section 901 General 901.6 Inspection,testing and maintenance. Fire detection,alarm, and extinguishing systems, mechanical smoke exhaust systems, and smoke and heat vents shall be maintained in an operative condition at all times,and shall be replaced or repaired where defective. Nonrequired fire protection systems and equipment shall be inspected,tested and maintained or removed. *Multiple Fire Protection Systems are due for their annual inspection/testing *Systems include, Fire Sprinkler, Fire Alarm, Fire Extinguisher, Fire Pump, Fire Hydrants(Private), Generator, Carbon Monoxide Detection in garage area *Please arrange to have these annual inspections performed 6 2015 IFC Means of Egress Section 1008 Means of Egress Illumination 1008.2 Illumination required. The means of egress serving a room or space shall be illuminated at all times that the room or space is occupied. *Egress lights were found to be out when tested. *Lights include; Exit/Egress light by room 318, Exit/Egress light above the door in the garage by parking spot 62, and the exterior Egress light on this door too *Corrective action, repair or replace Exit/Egress lights 7 2015 IFC Means of Egress Section 1013 Exit Signs 1013.6.3 Power source. Exit signs shall be illuminated at all times. To ensure continued illumination for a duration of not less than 90 minutes in case of primary power loss,the sign illumination means shall be connected to an emergency power system provided from storage batteries, unit equipment or an on-site generator. The installation of the emergency power system shall be in accordance with Section 604. *Exit/Egress lights were found to be out when tested *See list above 8 2015 IFC Compressed Gases Section 5305 Use and Handling of Compressed Gases 5305.3 Piping system. Piping, including tubing, valves,fittings and pressure regulators, shall comply with this section and Chapter 50. Piping,tubing, pressure regulators, valves and other apparatus shall be kept gas tight to prevent leakage. *3rd floor Utility Closet by elevator had gas pipe that needs to be capped. See item 3 above. Ref# CODE Violation &Location Corrected 9 2015 IFC Liquefied Petroleum Gas Section 6109 Storage of Portable LP-Gas Containers Awaiting Use or Resale 6109.2 Exposure hazards. LP-gas containers in storage shall be located in a manner that minimizes exposure to excessive temperature rise, physical damage or tampering. 2015 IFC Liquefied Petroleum Gas Section 6109 Storage of Portable LP-Gas Containers Awaiting Use or Resale 6109.5 Quantity. Empty LP-gas containers that have been in LP- gas service shall be considered as full containers for the purpose of determining the ma)amum quantities of LP-gas allowed in Sections 6109.9 and 6109.11. 2015 IFC Liquefied Petroleum Gas Section 6109 Storage of Portable LP-Gas Containers Awaiting Use or Resale 6109.7 Storage in basement, pit or similar location. LP-gas containers shall not be stored in a basement, pit or similar location where heavier-than-air gas might collect. LP-gas containers shall not be stored in above-grade underfloor spaces or basements unless such location is provided with an approved means of ventilation. *There was a 20 pound LP tank found in the garage by the bicycle rack near parking spot 62. *Corrective action, discontinue the use of storing LP-gas tanks in this area or the garage area 10 2015 IFC General Requirements Section 304 Combustible Waste Material 304.1 Waste accumulation prohibited. Combustible waste material creating a fire hazard shall not be allowed to accumulate in buildings or structures or upon premises. 2015 IFC General Requirements Section 304 Combustible Waste Material 304.1.1 Waste material.Accumulations of wastepaper,wood, hay, straw,weeds, litter or combustible or flammable waste or rubbish of any type shall not be permitted to remain on a roof or in any court, yard, vacant lot, alley, parking lot,open space, or beneath a grandstand, bleacher, pier,wharf, manufactured home, recreational vehicle or similar structure. *Cardboard waste was found in the garage area near the bicycle racks by parking spot 62 *An accumulation of waste not in the garbage bins was found in the Garage Refuse/Recycling room *Corrective action, remove excessive waste materials from these areas. Comments: 2015 IFC General Requirements Section 308 Open Flames 308.1.4 Open-flame cooking devices. Charcoal burners and other open-flame ' cooking devices shall not be operated on combustible balconies or within 10 feet of combustible construction. Exceptions: 1.One-and two-family dwellings. 2.Where buildings, balconies and decks are protected by an automatic sprinkler system. 3. LP-gas cooking devices having LP-gas container with a water capacity not greater than 2 1/2 pounds. *Jess had asked about tenants being able to use gas or charcoal grills on the balconies. This is the code section that covers that topic. None of the exceptions are being met.The building has exterior sprinklers on floors 1,2 and 3 but not 4 and most of the grilling units appear to have a 20 pound LP tank.At this time we are leaving it up to the building management on how to enforce this.
