Inspector: BARRY STRATTON-Comments:Front door hardware needs replaced. Door hardware needs replaced on sliding door. FAIL 1031.2-Reliability Required exit accesses,exits and exit discharges shall be continuously maintained free from obstructions or impediments to full instant use in the case of fire or other emergency where the building area served by the means of egress is occupied.An exit or exit passageway shall not be used for any purpose that interferes with a means of egress. Inspector:BARRY STRATTON-Comments:Door security hardware is needed for rear patio sliding door. FAIL 703.2-Opening protectives Opening protectives shall be maintained in an operative condition in accordance with NFPA 80.Where allowed by the fire code official,the application of field-applied labels associated with the maintenance of opening protectives shall follow the requirements of the approved third-party certification organization accredited for listing the opening protective. Fire doors and smoke barrier doors shall not be blocked or obstructed,or otherwise made inoperable,Fusible links shall be replaced promptly whenever fused or damaged.Fire door assemblies shall not be modified. In new and existing Group A, B, E, F, H, I, M, R-1, R-2, R-4 and S occupancies. FAIL R1 - Unsafe Structures Is the structure found to he dangerous to the life, health, property or safety of either the public or occupants of the structure?(IPMC 108.1.1) Inspector:BARRY STRATTON-Comments:Water damage and mold FAIL R2-Unsafe Equipment Was the presence of unsafe equipment noted during the inspection?Equipment may include boilers,heating equipment, elevator, moving stairways,electrical wiring,and flammable liquid containers.(IPMC 108.1.2) Inspector:BARRY STRATTON-Comments:Water heater, debris/water under mobile home.Condensate running off furnace under trailer Page 2 of 6 STATUS CODE DESCRIPTION FAIL R3-Unfit for Human Is the structure found to be fit for human occupancy according to the code?(IPMC Occupancy 108.1.3) Inspector: BARRY STRATTON-Comments: 111.1.3 Structure unfit for human occupancy.A structure is unfit for human occupancy whenever the code official finds that such structure is unsafe, unlawful or,because of the degree to which the structure is in disrepair or lacks maintenance, is insanitary,vermin or rat infested, contains filth and contamination,or lacks ventilation,illumination,sanitary or heating facilities or other essential equipment required by this code,or because the location of the structure constitutes a hazard to the occupants of the structure or to the public.(Potential Mold)Still no mold mitigation specialist has been contacted to abate mold. FAIL R4- Exterior Property Areas is the exterior property area maintained in a clean,safe,and sanitary condition?This includes grading and drainage,sidewalks and driveways,weeds, and pest infestations.(IPMC 302) Inspector: BA.RRY STRATTON-Comments:Water under trailer FAIL R5- Exterior Structure Is the exterior of the structure maintained in good repair, structurally sound and sanitary state?(IPMC 304) inspector: BARRY STRATTON-Comments:Roof leaking. Rear decks on rear of trailer still have not been removed and replaced. Decking and railing rotten. FAIL R6-Interior Structure Has the interior of the structure and equipment inside been maintained in good repair,structurally sound,and in a sanitary condition?(IPMC 305) Inspector: BARRY STRATTON-Comments:Potential mold in back bedroom/bathroom. Mold mitigation specialist shall be obtained to test for the presence of mold.Water damaged material from water leak in back bedroom/bathroom,front bathroom ceiling,and front bedroom. Peeling and abraded paint in front bathroom and front bedroom on ceilings from water leak. Plumbing fixtures installed in back bedroom not installed to code. Need licensed contractor to do plumbing work.Terminate plumbing shut offs not hooked up. FAIL R6.A.-Interior Structure- Were any unsafe conditions noted during the interior inspection?(IPMC 305.1.1) Unsafe Conditions inspector: BARRY STRATTON-Comments:Potential mold present fro eater leak inside trailer and under trailer FAIL R6.B.-Residential Heating Are dwellings provided with heating facilities capable of maintaining a m room temperature of 68F?(IPMC 602.2) Inspector: BARRY STRATTON-Comments: Duct work exposed on rear bedroom. Bath cabinets removed and not replaced as original design Page 3 of 6 6ENERAL NOTES BARRY STRATTON-08/17/2022 @ 12:47 304.7 Roofs and drainage.The roof and flashing shall be sound,tight and not have defects that admit rain. Roof drainage shall be adequate to prevent dampness or deterioration in the walls or interior portion of the structure. Roof drains,gutters and downspouts shall be maintained in good repair and free from obstructions. Roof water shall not be discharged in a manner that creates a public nuisance. Every exterior stairway,deck,porch and balcony,and all appurtenances attached thereto,shall be maintained structurally sound, in good repair,with proper anchorage and capable of supporting the imposed loads. Doors,windows or hatchways for dwelling units, room units or housekeeping units shall be provided with devices designed to provide security for the occupants and property within. Peeling,chipping,flaking or abraded paint shall be repaired,removed or covered.Cracked or loose plaster,decayed wood and other defective surface conditions shall be corrected. Plumbing fixtures shall be properly installed and maintained in working order,and shall be kept free from obstructions,leaks and defects and be capable of performing the function for which such plumbing fixtures are designed. Plumbing fixtures shall be maintained in a safe, sanitary and functional condition.Tub in back bathroom is leaking. Kitchen faucet needs replaced.All plumbing work is required to be done by licensed contractors.Sink installed does not have proper venting. BARRY STRATTON-08/17/2022 @ 12:48 504.3 Plumbing system hazards.Where it is found that a plumbing system in a structure constitutes a hazard to the occupants or the structure by reason of inadequate service, inadequate venting, cross connection, backsiphonage, improper installation, deterioration or damage or for similar reasons,the code official shall require the defects to be corrected to eliminate the hazard.Water around and under trailer. BARRY STRATTON-08/17/2022 @ 12:48 505.3 Supply.The water supply system shall be installed and maintained to provide a supply of water to plumbing fixtures,devices and appurtenances in sufficient volume and at pressures adequate to enable the fixtures to function properly,safely,and free from defects and leaks. Page 4 of 6 GENERAL NOTES BARRY STRATTON-08/17/2022 @ 12:49 9-1 B-2 403.6 Mold Present In A Rental Unit.a.When mold is found to be visibly present in small amounts,it can be cleaned in a safe and sanitary manner. b.When mold is found in a rental unit and is determined to be a health risk,the building official may order that a clean air report be obtained from a mold specialist approved by the building official. Obtain the services of a specialist to mitigate potential mold spores. BARRY STRATTON-08/17/2022 @ 12:49 4-2-4:STAGNANT WATER:A.The city council may at any time,by resolution,order any piece of land or lot upon which water at any time becomes stagnant to be filled to such a height,or to be drained in such a manner,and within such time,as the city council in the resolution shall direct. B. It shall be the duty of the owner of a piece of land or lot, subject to subsection A of this section,or his agent,after service on him of a copy of the resolution,or after a publication of the resolution once a week for two(2) consecutive weeks in a newspaper of general circulation in the city,to comply with the directions of the notice within the time therein specified,and in case of failure to do the work, by the owner or agent, it may be done at the expense of the city and the amount of money expended therefor shall be a debt due the city from the owner of the property and shall also be a lien on the piece of land or lot from the time of the adoption of the resolution. C.The expense of filling or draining such piece of land or lot pursuant to subsection B of this section may be levied as a tax thereon.The levy shall be by resolution, and the tax shall be levied and collected in the manner provided for in the collection of other special taxes.
