openable from the egress side without the use of a key or special knowledge or
effort.

FAIL 1031.7-Emergency escape Required emergency escape and rescue openings shall be maintained in accordance
and rescue openings with the code in effect at the time of construction,and the following: Required
emergency escape and rescue openings shall be operational from the inside of the
room without the use of keys or tools. Bars,grilles,grates or similar devices are
allowed to be placed over emergency escape and rescue openings provided the
minimum net clear opening size complies with the code that was in effect at the time
of construction and such devices shall be releasable or removable from the inside
without the use of a key,tool or force greater than that which is required for normal
operation of the emergency escape and rescue opening.

FAIL 605.1 -Abatement of Identified electrical hazards shall be abated. Identified hazardous electrical conditions
electrical hazards in permanent wiring shall be brought to the attention of the responsible code official.
Electrical wiring,devices,appliances and other equipment that is modified or
damaged and constitutes an electrical shock or fire hazard shall not be used.

be used only with portable appliances.

Inspector: BARRY STRATTON-Comments: Kitchen&Dining room ceilings have water
damage. Remove all water damaged material and replace. Cockroaches need
exterminated. Kitchen floor needs replaced.Windows need to be capable of opening
and closing. Front door and screen door need repaired and be capable of closing and
latching.Toilet need re-set on bathroom floor.Stove needs replaced. Kids bedroom
ceiling has holes that need corrected. Need handrails on stairs to upstairs and
basement stairs. Glass all over inside apartment.

GENERAL NOTES
BARRY STRATTON-02/21/2023 @ 09:55 111.6 Transfer of ownership. It shall be unlawful for the owner of any dwelling unit or
structure who has received a compliance order or upon whom a notice of violation has
been served to sell,transfer, mortgage,lease or otherwise dispose of such dwelling
unit or structure to another until the provisions of the compliance order or notice of
violation have been complied with,or until such owner or the owner's authorized
agent shall first furnish the grantee,transferee, mortgagee or lessee a true copy of any
compliance order or notice of violation issued by the code official and shall furnish to
the code official a signed and notarized statement from the grantee,transferee,
mortgagee or lessee,acknowledging the receipt of such compliance order or notice of
violation and fully accepting the responsibility without condition for making the
corrections or repairs required by such compliance order or notice of violation.
BARRY STRATTON-03/21/2023 @ 10:07 9-7-7: INSPECTIONS REQUIRED:A. Rental Properties: Regular inspection on all
residential rental property, including mobile homes,shall be made once every three(3)
years for compliance with the building code, property maintenance code, other
applicable codes,and this chapter. In addition to said codes and this chapter,the
housing quality standards promulgated by the United States Department of Housing
and Urban Development for use in assisted housing programs shall govern to the
extent not superseded by more stringent requirements of said codes and this chapter.
Inspections of all properties shall also be made at any time upon receipt of a complaint
or request by a tenant or owner.Any rental structure receiving two(2)complaints
regarding substantiated violations during any twelve(12)month period shall be put on
an annual inspection schedule for three(3)years following the last substantiated
complaint.
