Dear Sir:
We want to purchase the vacant lot at 325 Rath Street. We own the adjacent property at 333 Rath
Street. The property has been vacant for well over five years. For the five years the house has been
vacant,we have mowed the yard, trimmed the trees, picked up the yard and boarded up the windows
and doors, trying to keep it as presentable as possible and to keep undesirables out of the house. But
they have broken the windows, removed the boards from the windows and kicked in the front door.
We would like to make the property a valuable addition to the neighborhood. We would like to build a
24'X 32'garage along the west property line. It is our understanding you want to combine the two
properties into one parcel. The square footage of the proposed garage is less than that of the house and
garage formerly on the property. The garage would be used for the vehicles that we drive on a daily
basis. We would use a paved a driveway coming in from the alley. We currently park in the street and
both vehicles have been vandalized and hit while parked there. The garage would be built like the
existing garage on our property, pleasing to the eye with vinyl siding and windows. We would use a 6/12
pitch roof(as shown on the attached site plan)which is consistent with the other houses in the
neighborhood. We have a petition (attached to this offer) signed by the neighbors stating that they
believe that we would develop the property with the best interests of the neighborhood and that we
maintain our current property in satisfactory manner.
We also plan to do extensive landscaping after the garage is built, adding trees, bushes and flowers. We
would be doing some of the landscaping and site prep this fall, with the majority of the work to be done
next spring and summer.
We are willing to pay$5000 for the lot, which is the minimum bid price.
We would also be willing to split the property with the other adjacent property owner. We would like
to buy 80%of the lot at the purchase price of$4000. We would still build the same type of garage, but
size it down accordingly. We have attached pictures of our current garage,so that you would have an
idea of what we plan to build. We will be building the garage ourselves, like we have already done with
the first one. We will be paying for the supplies as we need them.
Thank you for your assistance in this matter. We can be reached at 319-215-7132. We look forward to
hearing from you soon.
Sincerely,
}c Y\ )-`(1'C k e tet.,,,,SZLX),

Re: Vacant lot at 325 Rath Street
We,the undersigned, support the purchase and development of the vacant lot at 325 Rath Street by Jor+
&Michele Rutledge. Jon&Michele are one of the adjacent property owners. Since 2005,they have
mowed the grass, and trimmed the trees at 325 Rath Street in effort to keep it looking as presentable as
possible. They maintain their own property in a way that is a benefit to the neighborhood. They have
trees, bushes and flowers which make the property pleasing to the eye. They would develop and
maintain the adjacent lot up to the same standard. They have submitted a plan which would make the
neighborhood more appealing. The property owner on the other side of the lot does not keep up his
house or lot to the same standards. We believe that it would be of a detriment to the neighborhood it
he were allowed to purchase the property.
