ORDINANCE NO. 5345 AN ORDINANCE AMENDING ORDINANCE NO. 5079, AS AMENDED, CITY OF WATERLOO ZONING ORDINANCE, BY AMENDING THE OFFICIAL ZONING MAP REFERRED TO IN SECTION 10-4-4, A SITE PLAN AMENDMENT TO THE "S-1" SHOPPING DISTRICT TO ALLOW OFF -PREMISE SIGNAGE TO BE LOCATED AT 2027 CROSSROADS BOULEVARD, TO ADVERTISE FUTURE RETAIL BUSINESSES AT 2039 CROSSROADS BOULEVARD, ON A 339 SQUARE FOOT SIGN. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WATERLOO, IOWA AS FOLLOWS: Section 1. That the Official Zoning Map referred to in Section 10-4-4, Rezoning Certain Property, of Ordinance No. 5079, as amended, City of Waterloo Zoning Ordinance, be amended to approve a site plan amendment to "S-1" Shopping District, to allow off -premise signage to be located at 2027 Crossroads Boulevard, to advertise future retail businesses at 2039 Crossroads Boulevard, on a 339 square foot sign, legally described as follows: UNPLATTED WATERLOO WEST PART OF E 1/2 SEC 2 T 88 R 13 DESC AS FOL COM AT PT ON SELY ROW LINE E SAN MARNAN DR FORMERLY IA HWY 412 WHICH IS 1457.72 FT NELY FROM INTER OF SAID SELY ROW LINE WITH W LINE E 1/2 SAID SEC TH NELY ALONG SAID ROW LINE 155.36 FT TH S 41 DEG 24 MIN E 5.32 FT TH N 48 DEG 36 MIN E 284.26 FT TO PT OF BEG TH N 48 DEG 36 MIN E 195.57 FT TH S 05 DEG 36 MIN 28 SEC E 129.96 FT TH W 159.40 FT TO PT OF BEG AND CROSSROADS PLAT NO 1 LOT 1. and subject to the following condition: 1.
