AN ORDINANCE APPROVING A REQUEST BY INVISION
ARCHITECTURE ON BEHALF OF NORTH CROSSING, LLC FOR
A SITE PLAN AMENDMENT TO THE "C -P" PLANNED
COMMERCIAL DISTRICT TO ALLOW FOR THE
CONSTRUCTION OF AN 35,000 SQUARE FOOT MEDICAL
OFFICE, LOCATED AT THE NORTHEAST CORNER OF
HIGHWAY 63 (LOGAN AVENUE) AND EAST DONALD STREET
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WATERLOO,
IOWA AS FOLLOWS:
Section 1. That the Official Zoning Map referred to in Section 10-4-4 of Ordinance No.
5079 as amended, City of Waterloo Zoning Ordinance, be amended to approve a site plan
amendment to the "C -P" Planned Commercial District to allow for the construction of an 35,000
square foot commercial building with a 221 -stall parking lot, located at the Northeast corner of
Highway 63 (Logan Avenue) and East Donald Street, legally described as follows:
LOT 1, MENARD-LOGAN PLAZA MINOR PLAT, BLACK HAWK COUNTY,
IOWA;
and subject to the following conditions:
1. That the final site plan meets all applicable city codes, including but not limited to
landscaping, drainage, etc., except as specifically altered by approval of the site plan
amendment.
2. That approval of this site plan amendment will bring new professional office
development to this area, but also be a stimulus for new retail development.
Section 2. That the City Clerk is hereby, directed to file a certified copy of this Ordinance
with the Recorder of Black Hawk County, Iowa.
