For the consideration of One Dollar ($1.00) and other valuable consideration, the undersigned, Galactic
Development Corp., f/k/a VGM Development Corp., an Iowa corporation, does hereby convey to City of Waterloo,
Iowa the real estate in Black Hawk County, Iowa, described on the acquisition plats attached hereto as Exhibits A
and B, for purposes of a public street and appurtenant right of way.
Consideration less than $500. Exempt from real estate transfer tax, declaration of value, and
groundwater hazard statement.
The undersigned covenants with the grantee and its successors in interest to warrant and defend said real
estate against the lawful claims of all persons claiming by, through or under the undersigned grantor.
Grant of Easements
The undersigned does hereby further grant and convey to the City of Waterloo, Iowa, and its successors in
interest, the permanent easements identified on the surveys attached hereto as Exhibits C, D, and E, for purposes
of storm sewer, drainage, sanitary sewer and water main, all as described on the respective exhibits.
Said easements are given for purposes of construction, inspection, maintenance, repair, replacement and
removal of the infrastructure and facilities associates with each of said easements. Following any disturbance of
the soil or improvements, grantee will promptly restore the area as nearly as possible to the condition it was in
before said disturbance.
Words and phrases herein, including acknowledgment hereof, shall be construed as in the singular or plural
number, and as masculine or feminine gender, according to the context.

of the 5th Principal Meridian, in the City of Waterloo, County of Black Hawk, State of Iowa, more particularly
described as follows:
Commencing at the Northeast Corner of the Northeast 1/4 of said Section 8; thence S89°50'54"W 859.57 feet
along the North line of said Northeast 1/4 to a line that is 859.53 feet normally distant West of and parallel with
the East line of the Northeast 1/4 of said Section 8, also being the extension of the line between Parcels "B"
and "C" as shown on the plat of survey recorded in Misc. Book 316 Page 657; thence S00°25'46"W 651.78
