ORDINANCE NO. 5366 AN ORDINANCE AMENDING ORDINANCE NO. 5079, AS AMENDED, CITY OF WATERLOO ZONING ORDINANCE, BY AMENDING THE OFFICIAL ZONING MAP REFERRED TO IN SECTION 10-4-4, APPROVING A REQUEST BY VJ ENGINEERING ON THE BEHALF OF HERITAGE SQUARE REAL ESTATE FOR A SITE PLAN AMENDMENT TO THE "S-1" SHOPPING CENTER DISTRICT, TO ALLOW FOR THE CONSTRUCTION OF A 5,104 SQUARE FOOT THREE UNIT RETAIL BUILDING AND A 40 -STALL PARKING LOT, GENERALLY LOCATED IMMEDIATELY WEST OF 200 EAST RIDGEWAY AVENUE. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WATERLOO, IOWA AS FOLLOWS: Section 1. That the Official Zoning Map referred to in Section 10-4-4, of Ordinance No. 5079, as amended, City of Waterloo Zoning Ordinance, be amended to approve a site plan amendment to the "S-1" Shopping Center District, for property generally located immediately West of 200 East Ridgeway Avenue, for the purpose of allowing the construction of a 5,104 square foot three unit retail building and a 40 -stall parking lot, legally described as follows: TOWER PARK NO 5 LOT 3; and subject to the following condition: 1. That the final site plan meets all applicable city codes, regulations, etc. including, but not limited to, parking, landscaping, drainage, etc. Section 2. That the City Clerk is hereby directed to file a certified copy of this Ordinance with the Recorder of Black Hawk County, Iowa.
