AN ORDINANCE AMENDING ORDINANCE NO. 5079, AS
AMENDED, CITY OF WATERLOO ZONING ORDINANCE, BY
AMENDING THE OFFICIAL ZONING MAP REFERRED TO IN
SECTION 10-4-4, APPROVING A REQUEST BY CHUCK HEENE
FOR A REZONE OF .456 ACRES FROM "R-4, MULTIPLE FAMILY
RESIDENCE DISTRICT TO "R -4,C -Z" CONDITIONAL MULTIPLE
FAMILY RESIDENCE DISTRICT, TO ALLOW FOR A
GROCERY/RETAIL STORE AT 915-919 WEST 4TH STREET.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WATERLOO, IOWA
AS FOLLOWS:
Section 1. That the Official Zoning Map referred to in Section 10-4-4, Rezoning Certain
Property, of Ordinance no. 5079, as amended, City of Waterloo Zoning Ordinance, be amended to
rezone the property legally described as follows:
"R-4" Multiple Family Residence District to "R -4 -C -Z" Conditional Multiple Family Residence
District
LOT FOUR (4) AND THOSE PARTS OF LOTS THREE (3) AND FOURTEEN (14) IN
BLOCK ONE (1), JOHNSON'S ADDITION TO WATERLOO IOWA AS FOLLOWS:
THE SOUTHWESTERLY FIFTY-FIVE (55) FEET OF THE LOT (3) AND FOURTEEN
(14) EXCEPT THE SOUTHWESTERLY ONE HUNDRED FEET THEREOF, AND THE
TWENTY (20) FOOT ALLEY WIDE (13) THIRTEEN AND LOT (14) FOURTEEN
VACATED BY THE CITY
now zoned on the Official Zoning Map of Waterloo, Iowa, approximately .456 acres of generally
located at 915-919 West 4th Street, as "R-4" Multiple Family Residence District, be and the same is
hereby rezoned as "R -4 -C -Z" Conditional Multiple Family Residence District, as above described,
and subject to the following conditions:
1. That the final site plan meets all applicable city codes, regulations, etc. including, but not
limited to, parking, landscaping, drainage, etc.
Section 2. That the City Clerk is hereby authorized and directed to file a certified copy of
this Ordinance with the Recorder of Black Hawk County, Iowa.
